California’s Down Payment Wait: 14.7 Years

Saving for a 20% down payment on a typical California home—currently priced around $776,200—now takes the average household nearly 14.7 years, based on a median income of $105,600. For those earning minimum wage, the timeline stretches out to an astonishing 44.2 years. California consistently ranks among the toughest states for buyers, and it’s easy to see why. Our geography, boxed in by the Pacific and protected lands, limits where new homes can be built, pushing land values higher in already-popular corridors. Long-standing tax policies also influence owners to stay put, while robust job growth—especially in tech and health care—means more competition for available homes. Unless wage growth begins to outpace home prices, this extended saving period is unlikely to improve soon. For first-time buyers, strategic long-term planning is more essential than ever. Having worked in markets from Oahu’s North Shore to North County San Diego, I’ve seen how these pressures shape local opportunities. My priority is to provide clear guidance and help clients make informed choices, even in challenging conditions.
