Vacation homes remain a unique segment of California’s real estate landscape, currently making up 2.4% of the state’s housing. Nationally, we’ve seen the number of U.S. vacation homes decrease from 5.47 million in 2018 to 4.74 million in 2024, now representing 3.3% of all housing. Interestingly, timeshares report a 79.9% occupancy rate—outpacing hotels. Florida leads with the most vacation homes, while Maine and Vermont boast the highest concentration. As someone who has navigated a wide range of markets—from Oahu’s shoreline to California’s coastal communities—I know how these trends can shape both investment opportunities and the overall housing landscape. My goal is always to guide clients with clear insights and a steady hand, especially as the market evolves.
