While there are early signs of housing disinflation\u2014think sellers offering more concessions and some potential savings for motivated buyers\u2014the largest challenge remains borrowing costs. Treasury yields are hovering near 5%, and the average 30-year mortgage rate has moved above the low-7% range. For the four weeks ending September 13, the median monthly mortgage payment climbed to approximately $2,600\u2014a 3% rise over the previous year\u2014showing just how much financing continues to impact affordability.<\/p>\n<p>At the same time, the resale market is tight. Many homeowners are holding onto low-rate loans, which keeps inventory limited, while sellers are still aiming for pandemic-level prices in many transactions. Industry experts are describing the current environment as a correction toward stability, not a crash, thanks to strong homeowner equity and sound lending practices. In my experience, even in a complex market, there are meaningful opportunities for well-informed buyers and sellers.
